In Mahogany Bay, there are no HOA fees till January 2025. After that, the HOA fees are $250/month. The HOA fees in Mahogany Bay are on a per-lot basis and do not fluctuate based on the house size.

The HOA covers everything that is not on personal property; canals, roads, community utilities, pool, clubhouse, community landscaping, front gate, security, etc. 

The property taxes in Mahogany Bay are $108/year and paid annually in April. The property taxes in Belize and in Mahogany Bay are very low. Belize also has no Capital Gains tax or Estate Tax. We are a low-tax jurisdiction. 

Mahogany Bay is one of the few real estate opportunities in Belize with financing (since most real estate transactions in Belize are cash sales). You are able to finance the land in Mahogany Bay with 25% down.

The management team within Mahogany Bay takes care of everything; marketing, check-in, check-out, turnover, etc. It is an 80/20 split, with 80% going to the owner and 20% to management for the first $50,000 in gross rental income. It is a 90/10 split, with 90% to the owner and 10% to management for gross rental income over $50,000. 

One of the reasons so many investors and owners love Mahogany Bay is the high degree of ownership control. You own the property outright with a fee-simple title (the strongest form of property ownership). As an owner, you have confidence knowing you having professional rental management to rent out the property when it is not in use while also having unlimited use and enjoyment (without restrictions or blackout days). This makes it a hands-off, cash–flow–producing income property when you are not occupying the home. You can use it for one month, 6 months, or 12 months; you have full control over the use.
